For Hosts

1. Required to have:

• Wi-Fi
• Coffee / Coffee Machine
• Ergonomic Chair
• Desk
• External monitor
• Mouse/keyboard
• Willingness to have flexible check-in

2. Properties must be owned or rented by the host who is applying
3. Members must have an active homeowners insurance policy, if owned, or renter's insurance policy, if rented
4. Any apparent safety/health hazards are not allowed
5. Must have ability to lock doors to outside
6. Smoke detectors and carbon monoxide alarms are required
7. It is the host's requirement to adhere to any applicable requirements as a Host by any other third party (their HOA, landlord, etc.) for allowing Guests to rent their home
8. We do not allow firearms or weapons on any homebase properties
9. There can be no illicit drugs, biohazards, or exposed dangerous substances.
10. Homes must not have significant trash or debris, and ingress and egress must be clear.
11. Photos or videos provided by potential hosts must be up to date (no MLS stock photos)
12. Be responsive to guests. Everyone is busy working, and we expect responses to any questions from your guest within a few hours, at maximum.
13. It is up to Homebase's discretion whether a home can be on the Platform or not, and Homebase can suspend or remove any Members at any time at theirsole discretion.

For Guests

1. Treat your host's home better than you would treat their own.

• Take care of any appliances, dishes, furniture, as you would your own.

2. Follow the host's instructions to their home

• Make sure house rules are read in advance, and make sure to follow them

3. Disclose any issues with your homebase

• If a host or if homebase reaches out, respond in a timely manner
• Accidents happen. If anything is damaged or stained, please be forthright, and let your host know. We will work with you and your host to find a solution.

4. Respect the privacy of your host

• Some hosts may live in their place part-time, or full-time. Please be respectful of their belongings, and do not go through drawers, etc.
• Use linens provided (guest towels, guest sheets, guest toiletries), and do not rumage through the host's belongings.
• Do not use personal hygiene times from the host, including nail clippers, floss, razors, etc.

5. Let your host know if you plan to have extra guests.

• It will be the host's decision if they want to allow you to have extra guests, to have pets, or children, at their property. Please communicate, and be upfront about this.

We reserve the right to remove any guests who do not adhere by homebase's rules.
